1. Candidates must provide a valid credit report, employment letter, proof of income, and any other required documents within 3 days of an accepted offer. Additional verifications may be performed at the LESSOR's discretion, at the TENANT's expense.

2. The CCPH form (Consent to Check Payment Habits) must be submitted with the promise to lease.

3. Proof of Hydro and tenant civil liability insurance ($2M, valid for the full lease term) is required before occupancy.

4. Tenants must sign and comply with the building rules and are responsible for any resulting penalties.

5. No pets.

6. Non-smoking property; cannabis or illegal substances prohibited.

7. Airbnb, short-term rentals, and subletting are prohibited.

8. TENANT is responsible for lost keys and FOBs.

9. Only tenants listed on the lease may occupy the condo.

10. Painting or drilling walls is prohibited without owner consent.

11. During the lease:

a) TENANT handles routine maintenance and minor repairs (light bulbs, batteries, unclogging, etc.) up to $200 per incident. Repairs above this amount are the LANDLORD's responsibility unless caused by TENANT negligence or misuse.

b) TENANT is responsible for damage caused by their fault and must report issues requiring repair.

c) LANDLORD may enter without notice in case of emergency, and with 24 hours' notice for inspections or repairs.

12. End of lease: TENANT must return the unit in its original condition, including appliances. Except for normal wear and tear, TENANT is liable for damages or excessive cleaning costs.

13. Non-renewal of lease: TENANT must accommodate all showings with 24--48 hours' notice.

14. Rent payment: via e-transfer at the end of each month.
