Rental Conditions:
(1). Any promise to lease shall be conditional upon the lessee providing a credit report, proof of employment / income and references (if available) at the entire satisfaction of the lessor;
(2). The lessee shall obtain and maintain liability insurance in the amount of $2,000,000 for the duration of the lease. A proof of insurance shall be provided to the lessor prior to the signing of the lease;
(3). Short term sub-leasing is prohibited;
(4). No smoking (tobacco, cannabis, vaping, other);
(5). No pets permitted, unless authorized by the lessor in writing.
(6). The lessee agrees to abide by the building rules and regulations. A copy of the rules and regulations shall be provided to the lessee for review and acknowledgment of receipt prior to signing of the lease.
(7). The condo shall be returned in the same condition as delivered;
(8). No modifications or perforations may be made to the immovable without the lessor's written authorization.
(9). All repairs, maintenance, or replacements required during the term of the lease, the cost of which does not exceed three hundred dollars ($300.00) per occurrence, shall be the responsibility of the Lessee and shall be carried out at the Lessee's expense. Any repair, maintenance, or replacement exceeding three hundred dollars ($300.00) per occurrence shall remain the responsibility of the Lessor, except where such repair is necessitated by the fault, negligence, misuse, or intentional act of the Lessee, its occupants, or guests.
