The LESSOR requires that the following conditions be included in any Promise to Lease:
1. Smoking of tobacco, cannabis, or any other substances is strictly prohibited within the unit and in all common areas of the building.
2. The cultivation or growing of cannabis is strictly prohibited on the premises.
3. No animals or pets shall be permitted.
4. This Promise to Lease is conditional upon verification, to the complete satisfaction of the LESSOR, of the LESSEE'S Equifax credit report and credit score (at the LESSEE'S expense), proof of employment, and references.
5. Prior to entering into the lease, the LESSEE shall review, agree to, and sign the declaration of co-ownership, building rules, and by-laws.
6. The LESSEE shall obtain and maintain a civil liability insurance policy with coverage of no less than $2,000,000 for the entire duration of the lease and shall provide proof of such insurance prior to occupancy.
7. Any repairs or damages resulting from the LESSEE'S negligence, misuse, or wrongful acts shall be at the LESSEE'S sole expense and responsibility.
8. Any costs associated with the replacement of lost, stolen, or damaged keys shall be borne by the LESSEE.
9. Short-term rentals, including but not limited to Airbnb or similar platforms, are strictly prohibited.
10. Subleasing or assignment of the lease shall not be permitted without the prior written consent of the LESSOR.
