RULES AND RENTAL CONDITIONS: (to be included in offers)
1. Within five (5) days of an accepted offer, candidates must provide an updated credit report,employment letter, proof of income, and any other documents required by the LESSOR. At the LESSOR's discretion and satisfaction, a pre-rental screening from Oligny & Thibodeau may be requested at the tenant's expense, refundable upon lease signing.
2. Prior to occupancy date, the LESSEE must provide proof of Hydro transfer and tenant civil/liability insurance ($2M), valid for the entire term of the lease).
3. The LESSEE must sign and comply with the rules and regulations of the building, and will be held liable for any penalties resulting from non-compliance of these rules and regulations.
4. No pets.
5. Non-smoking property, including a prohibition on consuming/cultivating cannabis or any other
illegal substances.
6. No Airbnb, short-term rentals, or subletting.
7. The LESSEE will be responsible for any costs associated with lost keys or FOB's.
8. Only tenants who's name are on the lease may reside in the condo.
9. Painting or drilling holes in the walls is prohibited without the owner's consent.
10. During the Lease:
a) The LESSEE shall handle and pay for regular maintenance, including but not limited to replacing lightbulbs, smoke detector batteries, and other minor upkeep items necessary for the proper functioning of the premises. The LESSEE shall be liable for damages to the premises, equipment, or accessories caused by their fault, negligence, or improper use. The LESSEE must promptly inform the LESSOR of any issues requiring repairs under the LESSOR's responsibility to avoid additional
costs.
b) The Lessor reserves the right to enter the premises in the event of an emergency without prior notice. Additionally, the Lessor may enter the premises with at least 24 hours' notice to inspect the condition of the property, make necessary repairs, or perform maintenance, provided such entry does not unreasonably interfere with the Lessee's use and enjoyment of the premises.
11. End of Lease:
a) The LESSEE must return the property in its original condition, including all included appliances. Other than normal wear and tear, the LESSEE will be held liable for damages or excessive cleaning fees.
b) Should the lease not be renewed, the LESSEE must accommodate and facilitate all visit requests by prospective tenants with 24-48 hours notice, as stipulated by the Tribunal Administratif du Logement.
*** No visits on Friday evening or Saturday. 24-48hr notice is required for visits.
