1. Tenant must provide proof of insurance for personal effects and liability coverage ($2M) must be provided before occupancy (in exchange for keys).
2. Tenant acknowledges that subletting is not permitted, including Airbnb - minimum 12-month lease.
3. Tenant will receive 2 sets of keys, if one set is lost, it is the tenant's responsibility to replace them.
4. This property is non-smoking.
5. No pets are allowed in the unit.
6. An inspection will be conducted towards the end of the lease, to ensure that there is no damage to the property and its inclusions, in case of damage to the property or accessories included in this agreement, the cost of repairs will be borne by the tenant.
7. Any major modifications to the property must be approved by the landlord, including painting.
8. The property must be delivered in a clean state when the tenant moves in and the tenant agrees to leave the property in the condition in which it was received.
9. Any acceptance of a promise to lease will be conditional upon the completion and satisfactory full credit check at the expense of the prospective tenant(s) and/or reference checks from previous landlords, and obtaining a letter of confirmation from the current employer.
