RENTAL CONDITIONS (please include in the promise to lease):
1. The LESSEE shall provide credit references, proof of employment, recent pay stubs, and past lessor references with the Promise to Lease. This Promise to Lease is conditional upon the LESSOR being satisfied with the results of a background check conducted by CORPIQ within five (5) days following acceptance.
If the LESSOR is not satisfied, written notice shall be given to the LESSEE within two (2) days following the expiry of this period, and this Promise to Lease shall then become null and void. Failing such notice, the condition shall be deemed waived.
In the event that the LESSEE withdraws or refuses to sign the lease after this condition has been satisfied, the LESSEE agrees to reimburse the LESSOR or listing broker for the actual costs incurred for the background/credit check, up to a maximum amount of $100 per applicant.
2. No sublets - short or long-term (NO AIRBNB)
3. No painting permitted or holes in the walls without the LESSOR's prior agreement (plumbing and wires might be damaged)
4. The residence shall be returned to the original state prior to leasing. A walk-through at the beginning and end of the lease will be done to verify.
5. LESSEE's insurance is required, proof to be provided at lease signing and before occupancy.
6. Any repairs of an ordinary nature or maintenance are the responsibility of the LESSEE.
7. Repairs to appliances, heating, AC and other (other than from LESSEE's misuse) are the responsibility of the LESSOR.
8. This is a NON-smoking property.
9. The first month's rent shall be paid upon signing of the lease.
10. LESSEE is responsible for the costs and deposits related to moving in and out, as requested by the syndicate.
11. LESSEE is obligated to follow the condo bylaws; he/she shall be responsible for any penalties for violating the rules.
12. LESSEE agrees to honour all visits with a 48-hour notice when he/she decides not to renew the lease, OR the LESSOR decides to put the condo for sale.
