THE FOLLOWING CONDITIONS MUST FORM AN INTEGRAL PART OF ANY PROMISE TO LEASE:

1- References, proof of employment and a credit report from Equifax or TransUnion must be provided within five (5) days of an accepted PL.

2- Non smoking property, including tobacco, vaping and marijuana. No drugs.

3- No pets, unless written approvalfrom the Lessor.

4- The Lessee must provide proof of tenant insurance prior to occupancy and at each renewal, including civil liability and content of at least $2M.

5- Routine Maintenance: The Lessee is responsible for minor day to day upkeep of the premises and all included appliances and equipment, including replacing light bulbs and batteries, cleaning dryer lint traps and appliance filters, maintaining accessible washing machine drains and air conditioning filters, and performing normal basic maintenance. The premises and included items must be used prudently and kept in good condition, subject to normal wear and tear.

6- No painting or alteration of walls without the Lessor's prior written consent.

7- Lessee and Lessor agree to an in person meeting prior to signing the lease.

8- Appliances and Systems: All included appliances and systems are provided in good working order at occupancy. The Lessor remains responsible for normal mechanical failure not caused by negligence. The Lessee agrees to proper use and routine upkeep. The Lessee shall assume the cost of any service call where no defect is found or where the issue results from misuse, neglect, blockage or lack of maintenance, such as clogged toilets, blocked drains or uncleaned filters. Except in emergencies, prior authorization from the Lessor is required before contacting a repair technician.

9- Early Termination: If the Lessee vacates before the lease expires without lawful termination, the Lessee remains responsible for rent and any proven financial loss until a new lease begins or the term ends, whichever occurs first. The Lessee shall also reimburse all reasonable and documented costs resulting from the early departure, including brokerage and marketing fees to re rent the premises and utility costs during vacancy, including heating and electricity.

10- Fixtures and Appliances: If fixtures or appliances are moved or removed, they must be reinstalled in their original location before departure. A licensed electrician must perform any electrical reconnection and proof must be provided.

11- Sublease and Short Term Rentals: Any assignment or sublease requires prior written consent of the Lessor in accordance with the Civil Code of Québec. Short term or transient rentals, including those arranged through Airbnb or similar platforms, are strictly prohibited.

12- Upon vacating, the Lessee shall return the premises and included items in the same condition and cleanliness as at the start of the lease, subject to normal wear and tear. Failing this, the Lessee shall reimburse the Lessor for reasonable cleaning and repair costs.
