Any prospective Lessee shall provide a credit verification to the Lessor's entire satisfaction.
The Lessee shall provide a proof of proper tenant liability insurance SEVEN days (7) prior to the commencement of the term.
All costs for repairs up to $500 shall be borne by the Lessee. Should the cost of the repair exceed $500, and not be due to damages caused by the Lessee's neglect or otherwise, the balance of said repair exceeding the $500 shall be borne by the Lessor.
Repairs to appliances, heating system, A/C and utilities (Other than damages caused by misuse) shall be at the Lessor's expense.
Short term subletting of premises on platforms such as, but not limited to, AirBnB is not permitted.
No pets unless otherwise agreed upon by the Lessor.
The premises are considered non smoking. Cultivation, production, distribution, buying and/or
smoking of cannabis is strictly forbidden in the unit, indoors or outdoors, and in any area of the
property.
No painting or renovations unless otherwise agreed upon by the Lessor.
The Lessor shall provide to the Lessee two (2) complete sets of all necessary keys and
remote controls.
The Lessee shall return all keys, and remote controls at the end of the lease term and shall
be responsable, at their own expense, to replace all keys, and remotes if missing or damaged.
The Lessee acknowledges that the balcony associated with the premises will require reconstruction and/or repairs. The Lessor intends to undertake these works beginning approximately mid-April and anticipates completion by the end of July 2026. However, the Lessee understands and agrees that these dates are estimates only and are not guaranteed, and the Lessor shall not be held liable for any delays.
